Solid Start for 2018 Luxury Condo Sales

There has been a strong start to Bangkok Central Business District (CBD) condominium sales at the beginning of year, according to CBRE, an international property consultancy firm.

Developers are buying prime sites and planning new projects.  Buyers encouraged by the improving economy are increasingly confident.

CBRE Thailand has seen evidence of this growth trend on its sole agency projects.  For example, COOPER SIAM sold out in one day, The Reserve Sukhumvit 61 was 85% sold.  CBRE expects that MUNIQ Langsuan, which will be launched this coming weekend, will receive a similar response based on strong interest from presales registrations from potential purchasers.

In 2017, CBRE sold THB 17.7 billion of Thai residential properties, which was a 12% growth from 2016.  “We believe marketing efforts both domestically and internationally have driven interest in high quality, luxury projects in Bangkok, where the price of real estate is still affordable when compared to other major hub cities such as Hong Kong or Singapore,” said Ms. Aliwassa Pathnadabutr, Managing Director of CBRE Thailand.

CBRE forecasts that there will be growth in both Thai and foreign purchasers interested in prime Bangkok residential property.  While many wealthy Thais own a larger home in the suburb areas of Bangkok, many still want to have a residence in the city centre because this is where they work, live and play.

A second reason is that they are also purchasing a condominium in the city to use as a second home for their children who are attending school or university, or working in the city. Both Thai and foreign buyers choose luxury condominiums in prime locations in Bangkok as investment properties because historical data shows solid price appreciation over time.

There is a recognition that land prices and consequently new condominium development prices are going to continue rising due to a greater scarcity of potential prime development sites.

Buyers are taking the decision to buy now rather than wait.

‘Cities of Connections’ is Theme for 11th Annual Urban Photography Competition

Bangkok, September 25, 2017 – CBRE has launched its 2018 global Urban Photographer of the Year competition with the theme, “Cities of Connections: People, Places, Perspectives.” Now in its 11th year, the competition continues to grow, with last year’s contest attracting more than 29,000 entries from 111 countries around the world.

This year’s theme invites photographers to submit photos that capture moments of connectivity across the daily cycle of city life.

The competition is free to enter and open to both professional and amateur photographers. A unique element to the competition allows each entrant to submit up to 24 images; one to represent each hour of the day. The overall global winner will be awarded a special photography trip to a destination of their choice for themselves and a friend. Other prizes include GoPro packages, photography drones and more. CBRE is accepting entries until November 30, 2017 and the winners will be announced in March 2018.

Martin Samworth, Chief Executive Officer, CBRE Europe, Middle East, and Africa (EMEA), and the competition’s executive sponsor said, “every year, the competition gives us unique insights into our ever-changing urban environments. We are pleased to once again celebrate the spirit of city life and human interaction around the world through this year’s theme.”

Paul Suchman, CBRE’s Global Chief Marketing Officer, says, “we are a company deeply connected with the urban environment, and the Urban Photographer of the Year competition allows us to demonstrate our knowledge and passion for city life. As evidenced by the record number of entries we received last year, this unique competition continues to capture the interest and imagination of photographers around the world.”

Moin Ahmed, from Bangladesh, was named as the overall 2017 competition winner with his image, “The Man’s Stare” – a compelling image that captures the entrancing visage of a train rider during a rainy day in Dhaka, Bangladesh.

Plan International, CBRE’s EMEA charity partner, will be involved in the competition for the fourth year. The competition’s youth categories will be judged by Plan International’s Youth Advisory Panel and Anne-Birgitte Albrectsen, Plan International CEO, will also join the expert panel of judges to determine the overall winner. CBRE will make a donation to Plan International for the first 10,000 entries received in this year’s competition, supporting the global NGO’s work in advancing children’s rights and equality for girls.
